1. General
1.1. The following Terms of Use shall apply to the website accessible on Yooby (the Website), which allows you to contact without limitation independent real estate agencies as well as independent real estate agents and subsequently request information on foreign real estate of your choice in order to facilitate the buying process, and any other products and/or services available on the same URL (together with the Services), which are provided by Yooby, a protected and registered trademark of Samir Amzayti, a company with the trade name Terranée, BE0779.505.658, located rue de l’Hôpital 14, 5300 Andenne, Belgium.
1.2 By accessing and using this Website and its Services, you agree to be bound by these Terms of Use. If you do not wish to accept these Terms of Use, please do not access or use the Services.
2. Registration
2.1. In order to access certain services and sections of the Platform, it is necessary to create a user profile and register beforehand. By creating your user profile or using other methods to access the Services, you confirm that you are in possession of all legal capacities and that you are of legal age in your country of residence.
2.2 It is your responsibility to ensure that all information you provide to Yooby during registration or at any other time is true and accurate. It is also important that you keep this information up to date at all times.
2.3 By accepting the Terms of Use, you agree to maintain the confidentiality of your username and password. You acknowledge that you are fully responsible for all use of your User Profile, including any use by third parties, whether or not authorized. You agree to immediately notify Yooby of any unauthorized access or use of your User Profile or any other breach of security.
2.4 Yooby reserves the right to temporarily or permanently terminate a User Profile without notice, at any time and without compensation, regardless of the reason for such termination, without incurring any liability.
3. Content from Third Parties
3.1 Certain users are granted the ability to publish, distribute, or link to text on the Services, images, photos, videos, audio or other materials (Third Party Content). A real estate agent or agency may, in particular and without limitation, describe a property on the Website and upload images of it.
3.2. You agree to grant Yooby a royalty-free, irrevocable, transferable, perpetual, assignable and worldwide license, and the granting of sublicenses, and any associated intellectual property rights, to use Third Party Content related to the Services and in accordance with the Privacy Policy.
3.3. You agree that any third party content posted, disseminated or linked to the Services is the sole responsibility of the user concerned. Under no circumstances shall the posting or dissemination of Third Party Content on the Services be considered an endorsement by Yooby. Yooby assumes no responsibility for any Third Party Content, including, but not limited to, matters of intellectual property, defamation, privacy, obscenity or otherwise.
3.4 Yooby shall not be considered a real estate agency or real estate agent, nor shall Yooby be a party to any transaction between you and a real estate agency or real estate agent.
3.5. Yooby reserves the right to take such steps as may be necessary to respect Third Party Content, if deemed necessary to prevent Yooby from being held liable or to prevent disruption of service to Yooby’s internet providers or any other service provider.
3.6 Yooby cannot control the content of third parties and does not assume any obligation to do so. Because such information is often changed, inaccurate, or mislabeled, Yooby assumes no responsibility for the accuracy, timeliness, or completeness of such information, and has no obligation to verify, update, or correct it. Yooby is not responsible for Third Party Content and reserves the right to adjust, refuse or remove any Third Party Content, in its sole discretion, to comply with any applicable law.
4. Use of the Services
In accessing and using the Services, you shall not and without limitation:
4.1. transmit any data that may interrupt, damage or limit the proper functioning of the Services, e.g.:your use of our Services shall not contain any virus, Trojan horse, worm, software bomb, digital spoofing agent or any other computer program that is intended
damage, interfere with, intercept or appropriate any system, data or personal information;
4.2. use your User Profile (refer to the definition in section 2.1) and the Services for any illegal purpose; 4.3. violate any applicable law or regulation, or be responsible for a Third Party’s violation of any applicable law or regulation;
4.4. infringe any intellectual property rights, or any other proprietary or publicity or privacy rights;
4.5. use the Services for any purpose other than for your personal use or acting on behalf of a third party, whether or not your client, in the search for real estate; and 4.6. use the Services in violation of the rules of the Privacy Policy.
5. Intellectual Property
5.1. The Services are protected by intellectual property rights, including, but not limited to, copyrights and trademarks. Yooby and its licensors own all intellectual property rights in the Services and the content published on or through the Services, or have obtained appropriate license or permission from third parties.
5.2. Relevant users or their licensors retain ownership of all right, title and interest in their third party content.
5.3. If you believe that the Services or the provision of any content on the Services infringes your copyright, trademark or other intellectual property rights, you may contact Yooby at any time at support@yooby.be to request the removal of such content from the Services.

7. Suspension and Termination of Usage Rights
You acknowledge that Yooby has the discretion to suspend or terminate your user profile, access to or use of the Services in whole or in part, with or without notice, and for any reason, including, but not limited to, violation of the Terms of Use, without incurring any liability. If illegal, fraudulent or abusive activity is suspected, this may result in the suspension or termination of

In addition, Yooby disclaims any liability, except in the case of willful misconduct or gross negligence, for (i) the accuracy or completeness of the content of the Services, including third party content, including any errors, omissions, misstatements or inaccuracies of content, as well as its timely and proper dissemination; (ii) limitations; (iii) personal injury; or (iv) property damage of any kind resulting from (a) your access to, or use of, the Services; (b) any unauthorized access to or use of data, personal information and/or financial information stored through or on the Services; (c) any interruption, loss of transmission to or from the Services; (d) any bugs, viruses, Trojan horses or the like that may be transmitted to or through the Services by any third party; (e) any errors or omissions in the content; (f) or for any loss or damage suffered as a result of the use of any content posted, emailed, published, uploaded, linked to or otherwise made available through the Services.
9. Limitation of Liability
9.1. To the extent permitted by applicable law, in no event shall Yooby, its directors, officers, shareholders, employees or suppliers be liable for any direct or indirect loss, consequential, incidental, special or any other damages resulting from or related to your access to and use of our Services, including the use of User Profiles by authorized or unauthorized third parties, or any content relied upon by you, particularly third party content provided on or related to the Services.
9.2. If you do not agree with any section of these Terms of Use or if you have any dispute or claim pending against Yooby or its suppliers in connection with these Terms of Use, you may not related to these Terms of Use, your sole remedy is to discontinue using the Website. However, this section 9.2 is not intended to limit your legal rights as a consumer or under any other applicable law which cannot be excluded, nor is it intended to exclude or limit Yooby’s liability.
10. Indemnification
You shall defend, hold harmless and indemnify Yooby for any claim, demand, dispute, damage or loss (including attorneys’ fees) incurred by Yooby due to another user of the Services or a third party arising out of or related to your access and use of the Services and/or any violation of these Terms of Use.
11. Modification
If you do not agree with any section of these Terms of Use or if you have a pending dispute or claim against Yooby or its suppliers relating to these Terms of Use, your sole remedy is to discontinue using the Website. However, this section 9.2 is not intended to limit your statutory rights as a consumer or under any other applicable law which cannot be excluded, nor is it intended to exclude or limit Yooby’s liability.
12. Ad Prices
12.1 Ad prices are subject to change without prior notice. It is the responsibility of the user to regularly check the current rates.
12.2 All payments for ads must be made in accordance with the payment terms specified on the website or in any contractual agreement with the platform.
12.3 Taxes, if applicable, will be charged in addition to ad prices and will be clearly indicated during the payment process.
12.4 The platform reserves the right to offer special deals, discounts, or promotional packages for ads. These offers will be subject to specific and temporary conditions specified at the time of the offer.
12.5 In case of non-payment or delayed payment of ad fees, the platform reserves the right to suspend or terminate the relevant ads.
12.6 The platform reserves the right to suspend or terminate ads in case of a violation of the terms and conditions or any behavior not in compliance with its policies, without the right to a refund.
12.7 Any refunds or adjustments to ad fees will be made in accordance with the platform’s refund policy, if applicable.
13. Support
13.1 Support is available to users based on the level of service chosen at the time of listing subscription.
13.2 Limited Support (Monday to Friday, 9 am to 5 pm): Users opting for this option will have access to support from Monday to Friday, from 9 am to 5 pm, excluding local holidays.
13.3 7/7 Support (Every day, 9 am to 5 pm, Weekend 12 pm to 5 pm): Users opting for this option will have access to support every day of the week, including weekends, from 9 am to 5 pm, as well as from 12 pm to 5 pm on Saturdays and Sundays.
13.4 Support requests can be submitted through the support channels specified by the platform, and response times may vary depending on the chosen service level.
13.5 The platform reserves the right to modify support hours and communication channels at its discretion, while notifying users in advance of any changes.
14. Miscellaneous
14.1. If any provision of these Terms of Use is found to be invalid or unenforceable, it will be replaced with a provision that reflects the intent of the original provision, to the extent permitted by applicable law, and all other provisions of the Terms of Use will remain in effect.
14.2 Yooby has the right to transfer its rights and obligations under these Terms of Use, in whole or in part, at any time without notice.
14.3. The section titles in these Terms of Use are for convenience only and have no legal or contractual meaning.

16. Users’ Reviews and Publication Process
16.1. User Reviews: Users of Yooby have the option to submit reviews about real estate agents and agencies with whom they have interacted.
16.2. Moderation Process: These reviews undergo a moderation process by Yooby to ensure their quality and relevance.
16.3. Review Approval: All submitted reviews will be pending approval by Yooby before being published on the website. Reviews will only be published after they have been reviewed by our team to confirm compliance with our publication criteria.
16.4. Publication Criteria: Publication criteria include the relevance of the review to the user’s experience with the agent or agency, as well as adherence to our community guidelines. Defamatory, offensive, misleading, or off-topic reviews will not be published.
16.5. Verification of Interaction: Reviews will only be published when it is clear that there has been a genuine and verifiable interaction between the user and the relevant agent or agency.
16.6. Right to Reject: Yooby reserves the right to reject the publication of any review that does not adhere to our publication criteria. In the event of rejection, the user will be informed of the reasons for the review’s non-publication.
16.7. Representation of Opinions: Reviews published on Yooby reflect the opinions of users and do not necessarily represent the opinions of Yooby as a company.
16.8. Moderation and Editing: Reviews published on Yooby may be subject to moderation, editing, or removal by the company if issues of non-compliance with publication criteria arise after the initial publication.
16.9. Commitment to Transparency: Yooby is committed to maintaining the transparency and integrity of its review system while protecting the reputation of real estate agents and agencies.
17. Applicable law and jurisdiction
17.1. These Terms of Use shall be governed by and construed in accordance with applicable Belgian law, without reference to conflict of laws.
17.2. Any dispute or controversy arising out of or in connection with these Terms of Use shall be submitted to the Belgian jurisdiction.

In this case, Yooby reserves the right to limit or deny your access to the Services without incurring any liability.

1. To send you email alerts regarding updates on listed real estate properties or published properties that have been requested or marked as “favorites”;
2. your subscription to the Yooby newsletter, to provide you with more news and updates such as newly added properties;
3. to provide you with targeted marketing and advertising tailored to your preferences;
4. to offer you similar Services;
5. to re-engage with you by providing you with access to and use of the Services; and
6. for statistical and organizational purposes.
